HOA programs are bid annually based on scope, frequency, and community size. Most associations work with us on a flat monthly contract that covers a defined scope plus a small reserve for ad-hoc requests.

Through your manager. We never engage residents directly about service decisions — that keeps the chain of authority clear and protects the board.
Do you do ad-hoc requests outside the contract?+
Yes. Ad-hoc graffiti removal, post-event cleanup, and one-off requests are billed at a pre-agreed hourly or per-job rate so there are no surprises.
